Austin West - North Prince George

Austin West is one of Prince George’s largest and most quietly evolving areas. Developed mainly from the 1960s through the 1990s, it’s known for single-family homes, larger lots, and a country-style community feel. Located near the Hart with easy access to amenities, it feels like a small town within the city, and with so much undeveloped land, it may play a big role in Prince George’s future growth.

Today, many residents can work, shop, go to school, and live their daily lives without leaving the Hart area. Austin West is part of the larger Austin area near the Hart, and much of the development in this area happened before and around the 1975 expansion of Prince George city boundaries, when the Hart area and surrounding neighbourhoods were being incorporated into the city and developed for residential use.

Originally, this area was more rural and country in feel, with larger parcels and homes built on acreage. Over time, it gradually developed into a residential neighbourhood while still keeping that semi-rural, spacious feel that people love today.

Fun fact: The broader Austin East and West area has often been described as “almost a city of its own” because of its proximity to shopping, restaurants, and amenities near the Hart, while still feeling separate from downtown Prince George.

Austin West has a very specific housing style and feel. Many homes were built between 1960 and 1980, with more added in the 80s and 90s.
• The area is mostly single-family detached homes.
• Lots are often larger than average, and some properties are on acreage.
• Most homes are 3–4 bedrooms, making it popular with families.
• Homeownership is high here, with around 80% of residents owning their homes, which says a lot about neighbourhood stability.
• Overall vibe: Think quiet, established, a little bit country, with room for shops, gardens, and kids to run around.

Austin West sits near the Hart Highway corridor, which historically was a major route north and helped drive development in this area. The neighbourhood still has a country community feel, and local events and comm unity activities have been a big part of the area’s identity over the years. Because so much land remains undeveloped, Austin West is often seen as an area with future growth potential and space for new subdivisions or estate properties.
